the rebirth of the urbanite
pursuit of the paved earth lifestyle
omaha's rejuvenated downtown has included the rebirth of an urban residential community. more than 1,000 condo units beckon moneyed brick fans in search of lawn-free lifestyles. moving downtown is becoming a trend in many major cities.

from remodeling a train depot to renovating a former department store or tractor supply house to new construction, 1,000 condo units are in the works. tim steinbach with prudential ambassador real estate says, "as fast as they're going up, they're getting sold. this is only the beginning of the condominium boom."

"i think 2,000 units is doable with what we have down here now because we have three fortune 500 companies," he says.

steinbach says downtown will soon take on a whole different feel.

"what you're going to see a lot more of is foot traffic other than when there's just a show at the Orpheum. You'll also see a lot of vacant building with boards on windows filling up."

the paxton is one example. in its day, it was a grand hotel but more recently it's been trashed by transients.

it will soon be bustling again. it's set to reopen this summer and half of the condo units have already been sold.

michael moylan says, "they're two bedroom, two bath units with a master suite."

the properties are hot and greg boisvert says, "it's just a feeling of excitement in the air that something is going on here and it's nice to be a part of it."

the city predicts that in the next five to 10 years the population in the area will double as more people choose to move downtown.

many of the developers believe the boom will finally give downtown the population to attract a wider range of retailers and even a grocery store.

the condos range in price from $135,000 to $1.5 million.

all tied up

if you think ties can only be worn around your neck, think again. one student at the university of georgia took her sense of style to a new level. i'm not sure if i could actually pull this one off, but if you are brave enough do to it, well why not? i would definitely steer away from contrasting patterns...that might be a little too much. you could always go with a polka-dotted or a striped theme. i mean, why not go as far as sports teams? keeping it simple is probably the most important thing, since you are wearing ties as a main item of clothing. however, it's good to know some people do still have their own sense of style.

crazy for culottes to cargos

in the midst of girls flocking toward their favorite sorority at the university of florida, a big leather belt over a layered cotton skirt seems status quo. bohemian mode has caught on in a big way. because it's difficult to look chic in the unrelenting summer heat and humidity of the gainesville swamp, the skirts are light and breezy, providing reprieve from unattractive sweat dripping down your legs. which look is better-the white or the earthy hues beckoning fall weather? florida may experience autumn in name only, but it offers peace of mind in anticipation of the most important season of all…football season.

a look that i think will never go out of style: cowgirl chic. they're especially popular paired with a miniskirt -- but find a way to mix your boots with unexpected accessories, and you'll be bucking the trends. and of course, here in california, the most important accessory for any outfit is now, and always will be, a truly fabulous pair of sunglasses.

it doesn't stop at beads, either: similar accessory-appropriations are in evidence everywhere you go. another trend with particular prevalence is the wide mesh belt. mesh belts in every color under the sun (metallics are especially popular) have arrived on a campus with a vengeance, and students are wearing them with every type of outfit imaginable. but do these differences indicate a heightened creative streak among the students? hardly. the principle is the same in all cases: throw a wide mesh belt on top of whatever clothes you happen to be wearing and you're good to go.

i have always been a firm believer that accessorizing is the key to fashion -- the factor that separates what is truly stylish from what is merely trendy. you could dress yourself entirely in designer clothes, but without that creative impulse, that personal touch, that ability to mix disparate items of clothing in new and interesting ways, you would never really stand out from the crowd. i have always prided myself on my powers-of-accessory. so imagine my surprise, arriving on campus this summer sporting one of my boldest necklaces, at finding myself in a sea of identically adorned young women. the bigger and bolder, the better as far as these co-eds are concerned. they seem to be especially popular within the sorority set, with one chunky brown strand in particular popping up on necks all over campus. even the most fabulous accessories, it would seem, are not beyond the pull of the mass market.

she's right on with the sorority shirt and the flip-flops... but the pink and green look is just so last season, and the days of the ultra-mini flip-skirt are passed. i'm all for accessorizing -- but a wool scarf in August? not all boots were made for walking. cowgirl may be in, but the combat boot look is way over. this unfortunate ensemble isn't sure whether to be goth, business chic, or girlie -- and falls short of successful on all three counts. this week's word to the wise: don't settle for imitation; when you try too hard, it always shows. find a way to express yourself while staying within your own personal comfort zone, and you'll always come out a step ahead of the trends.

admittedly, most males indulge in a lot less color (and fewer accessories) than their female counterparts. but careful attention to the trends of the moment is no less prevalent among boys than it is among girls, and patterns emerge instantly with even a quick survey of the campus.
especially hot for fall are cargo-style Bermuda shorts, putting the emphasis on casual chic. paired with a neutral-colored T-shirt and a pair of flip-flops, cargos are the no-lose outfit for USC men this season.

if you don't stand out, it's really easy to get lost in the herd. deserving a golden lasso for uniqueness. incorporating a western flair, the ensemble puts a refreshing spin on the trend of boho chic. much to bovine chagrin, the wide leather belt and hobo bag are paired with cowboy … excuse me cowgirl boots, creating a successful combination between two completely different styles. she took the bull by its horns and developed her own rock-star look. with this kind of moxie, the bulls should come a-running. yee haw!

mad about plaid and more

tote bags are all over the shoulders of girls at uga this fall. the flowery patterns of vera bradley still reign supreme on sorority row even though girls are toting a variety of styles. they are stylish and they can double as a backpack and a purse. however, they may be cuter than backpacks. try carrying too many books in them and i think the straps could cut off all circulation to your arms (and then how are you going to text your friends in class???). either way, there is pretty convincing evidence that they are a hit on campus.

living in an urban city means you have to walk. but the choice of reebok or nike is far more complicated than it used to be. fashion forward footware for day tripping or running errands is stepping up in Boston. from affordable Keds to posh desinger burberry, everyone is offering unique designs for your feet. and as these bostonians are proving, sneakers don't have to be dirty and dull. funky colors, sleek patterns and creative shoe lacing can turn any cross walk into a run way of sorts. these new kicks are trendy, comfy, durable and unisex. who knew high fashion could be so functional

whether you are weathering the weather, rocking a bad hair day or just trying to look cool, the newsboy hat is always a hit. revist the 1920s with the classic black, flat-top lid, or the disco days of the 1970s and sport the bulky cotton crochted cap. retro and chic the newsboy hat will keep your hair hidden and your head warm in new england's winter. chunky knit or smooth cotton, this trend is versatile for men and women, pop stars and Emerson students.

leggings. this trend hasn't quite caught on with the crowd yet, but it's working its way up there. already a trend in hollywood, leggings are a stylish accessory to make your outfit funkier. usually worn in dark earth-tone colors such as black or brown, this up and coming trend can be paired with a skirt or a semi-short dress. if you are hesitant about this new trend, take a chance. Leggings are super cute and you can take credit for being ahead of the crow

laundry day, term paper due dates, that pesky mold in the dorm refrigerator: some things just don't go away. in this spirit, plaid is likewise here to stay. what is it about this perennial fashion favorite that gives it such staying power? it's true versatility. on both guys and gals, it's a classic pattern with endless variations. or at least so it would seem, since scores are making plaid a definite priority, no matter what their style. while hip rockers can accessorize dark, traditional-looking plaid pants with screenprinted bags, converse low-tops and studded belts, the preppy element can toss on comfy sneakers and their favorite bright polo shirt to accent more modern, colorful plaid patterns. not to mention plaid pants, shorts or skirts can all be dressed either up or down, making plaid pieces a great basic wardrobe staple.

layering is one of the most popular fashion trends of the season. whether it's t-shirts, tanks or jackets on a chilly day, everyone loves to pile on the clothes. many girls are making their ensembles more feminine by layering with a cute shrug. with so many different styles of shrugs, a girl can never go wrong wearing one, no matter what the occasion. sequined or beaded, satin or cotton, there is a shrug to fit any girl's taste.

apparently, gadgets need accessories, too. or, expensive gadgets at least need to be protected - and for trendy students, protective covers are, increasingly, a fashion statement. whether wrapping up a sleek powerbook or encasing a new iPod, gadgets around campus are well-dressed lately - and their ensembles aren't limited to black leather and canvas. protective covers in new materials - corduroy, tweed, rubber and cotton - are taking over the gadget-accessory scene, and making the already-pretty iPods look even better. and really, why not? as iPods and laptops become study-staples, there's no reason for protective coverings to be

From bags to belts, it seems gold and silver sequins adorn most clothing and accessories these days. They key: Choose one item, especially if the sequins cover the entire item. Don't go overboard and wear sequins on everything. You don't want to shine too much...

when it comes to fashion trends, one of the best parts of returning to school every fall is scoping out new twists on old favorites. this year, a snazzy combo i like to call "skirts n' sneaks" is all the rage. getting the maximum mileage out of warm weather wear is a must, but just because au gals are wearing skirts doesn't mean they'll neglect their favorite pair of chuck taylors. just as these black (very) hi-tops aren't your average gym shoe, the ensemble they complete is not your average forgettable outfit. a plain hoodie offsets the wearer's showing of a little leg, making this Skirts n' sneaks combo both sophisiticated and original. of course low-tops work just as well. although both approaches to the skirts n' sneaks look are entirely individual - with each wearer's own choice pair of kicks - each works beautifully in its own way. this student's bohemian miniskirt and bold green hoodie are complemented perfectly by her comfy sneaks. it's a quirky statement that says a ton without much primping or effort. the moral of this campus fashion story? unexpected pairings are a low-maintenance way to make your outfit look genius, unique and well-planned... without having to think much, at all.

everyone is a lover of music and lately at usc students are showing their love with t-shirts of their favorite bands. already a part of the vintage-tee trend, band shirts are making its rounds on campus this fall. These shirts can reveal a lot about a person's personality and who doesn't love giving props to their favorite artists?

tired of warding off the last days of the summer heat by wearing cropped shorts that show off all the wrong places and leave nothing to the imagination? emerson students instead chose to keep cool on campus this week with bermuda shorts that come in fabrics and patterns ranging from denim to camouflage to bold, colorful prints. pair these knee-level shorts with matching flip-flops and a lightweight wife beater t-shirt. For some extra flair, students adorned their t-shirts and shorts with flower pins, broaches and patches.

on his first day of college at texas a&m university, this freshman opted to wear a t-shirt that reflected his appreciation for his family, specifically his older sister. he wore a shirt that read, "i heart my sister." t-shirts are a staple in the typical college student wardrobe because of their comfort, price and simplicity. while a plethora of t-shirts are emblazoned with quotations from movies such as "napoleon dynamite," this student said he likes this shirt - which his sister made for him and gave him as a christmas present - because it stands out. he's even had a few offers from people who wanted to buy the shirt for him. do it yourself (diy) t-shirts have taken off for college students, who rarely have to worry about meeting dress codes and can express themselves freely and humorously while attracting attention.

at the university of florida students are seeing a return of the movie-inspired "flashdance" t-shirt. this sexy off-the-shoulder look is homemade style when girls take their scissors to what was once an ordinary tee to make it extra-ordinary. a re-invention of the classic staple, it's homage to hollywood, doing for t-shirts what "dirty dancing" did for Keds. girls are wearing them everywhere: to school, to the gym, and out on the town for an easy night out with the gals. hmmm...do i hear the song "maniac" playing in the background? fantastic! let's just hope that legwarmers don't follow...

if you've ever had problems with wisps of your own hair flying into your mouth mid-conversation on windy days, then cloth headbands are for you. students are wrapping their heads in whatever cloth they can find to keep their hair back or covered, or just to protect it from the sun. scarves that can be tied around your waist can also double as a headband. have fun picking the patterns of your headbands. sometimes they work best when they have a pattern completely different from the other elements of your ensemble. another added perk for the college student with too much to study and too little time to shower daily: if your hair is greasy, the wider the cloth you use, the more of your hair it hides.

it's texas and it's hot. so what female college students do in triple-digit weather when they can't fight off their natural inclination to wear jeans? they roll them up. jean rolling has seen various stages, not only throughout seasons, but also throughout fashion eras. jean rolling has become pronounced enough to warrant rolling up jeans just above the knee to mock bermuda shorts, and has also encompassed the "single fold" where too-long jeans were folded up one level to prevent floor sweepage. but this fall, texas a&m students are catching on and rolling their jeans mid-calf. it lets their legs get enough of a breeze, but still keeps them covered in the freezing classrooms.

for those on campus with the legs for it, jean skirts are everywhere, and getting shorter and shorter by the year. in high school, long jean skirts were suddenly hip, but now it's hard to find anything worth wearing that isn't above the knee. as always, jean is versatile, and these skirts come in all colors and styles. paired with traditional tank tops, cowboy boots, and/or any number of other fashion forward accents, jean skirts are the perfect fall item: they're cool, help keep you cool, and can make an outfit, but because of their versatility, can rarely break one.

cameos, once a piece of jewelry only worn by wealthy older women to hold up the high collars of their dresses, are now this season's hottest accessories on college women.
the cameo is sported either singly or in a group on jacket lapels or worn as necklaces. authentic cameos are created out of conch shells and come in as many colors as a seashell. find them in all the trendiest stores or just raid your grandmother's jewelry box.skirting the issues, good jeans
